New FHA Underwriting Guidelines

If you are thinking about purchasing a Naples home or condo after April 1st using FHA financing need to be aware of new underwriting guidelines.

Starting April 1, 2012, the Federal Housing Administration (FHA) will change how it considers ongoing credit disputes – such as bad debt collection agency claims on a buyer’s credit report – when approving FHA mortgage applications. Naples Condo Market Statistics February 2012

  • Buyers of Naples condos are buying based upon the good prices of real estate as reflected by pending sales increasing to the highest levels in the past 48 months. Median sold price still below 2002 prices.
  • Inventory of properties for sale continues decline

At the end of February, there were 3,460 condos for sale. Last February there were 4,047 condos for sale. This is 587 fewer condos or a reduction of about 16%. [Read more...]

Naples Home Sale Statistics February 2012

Buyers are buying based upon the good prices of Naples real estate as reflected by pending sales increasing to the highest levels in the past 48 months. Median sold price still below 2002 prices.

Inventory of properties for sale continues decline. Second month of double digit percentage increase in the median sold price of single family homes in year over year comparison.

At the end of February, there were 2,864 single family homes for sale. Last February there were 3,709 homes for sale. The reduction is about 23% or 845 fewer homes on the market. [Read more...]

Naples Improving Real Estate Market

Florida’s real estate market is entering 2012 on an upward trend including Naples, according to three leading U.S. economists.

“Our state is in a mini-recovery,” said Florida Realtors® Chief Economist Dr. John Tuccillo at the state association’s  2012 Real Estate and Economic Forecast Conference in Orlando. “Sales are trending up, listing inventories are falling, the supply of lender-related properties has stabilized, and we are seeing multiple offers on homes in some local markets.” [Read more...]

Naples Real Estate Market Statistical Update – Feb. 2011

Summary – The Naples real estate market shows the number of pending sales in February for both homes and condos reached a 48 month high. The volume of new listings was lower than the previous four Februarys. With the closing period (defined as the period of time between offer acceptance and closing) of 30 to 60 days, the activity of pending sales and new listings bears watching as to how prices will be affected. Buyers looking to take advantage of today’s low real estate prices in Naples maybe considering purchasing a vacation condominium with another party or parties.

When purchasing a condominium in this manner it could be viewed as fractional ownership.
