Estero Real Estate – October Pending Sales

During the month of October a total of 21 homes had an agreed upon sales contract in the Estero real estate market. The list prices of the homes ranged from $250,000 to $941,975. The average price was $483,827, while the median price was $399,000.

The total number of Estero homes pending sales as of November 1st is 38 homes with an average price of $505,720 and a median price of $453,810. The list prices of the pending sales homes range from $238,000 to $1,169,000.

The condo segment of the Estero real estate market for the month of October saw 4 condos move from the available status to the pending sales category. The condos ranged in price from $199,900 to $415,900. The average price was $330,950 and a median price of $342,450.

The total number of Estero condos pending sale is 9 units – priced from $199,900 to $450,000. The average price is $314,744 and the median price of $269,000.

Bonita Springs Real Estate Update – Pending Sales October

During the month of October the Bonita Springs real estate market there were 18 condos pending sale with a median price of $424,250.  The average price was $626,805.  The total number of condos currently pending sale is 131 with a median price of $249,900 and an average of $514,418.  The price range for Bonita Springs condos is from $184,900 to $2,709,000.

The vast majority of the older pending sales is preconstruction – the question becomes will the purchasers complete the purchase transaction?

Bonita Springs homes pending sale in October – 19 homes with a median price of $354,500 and an average price of $774,063.  The total Bonita Springs homes pending sale as of November 1st – was 55 homes, median price of $589,900, with average price of $999,767.  Pending sale homes are priced from $175,000 to $5,795,000.

Naples Real Estate Market Update – October Pending Sales

November 1st – Pending sales information for the Naples real estate market. Pending sales of single family homes and condos, gives us an idea of the direction of the real estate market is going. It helps to answer questions such as: 1) What is the volume of future closed sales going to be? 2) What direction will future closed sales appear to be? and finally 3) What should a seller or buyer do?

There are 318 single family homes pending sales with average list price of $788,733. The median price is $450,000.

Pending sales often close within four to eight weeks of when the sales contract has been agreed to by both the buyer and seller.

During the month of October, 168 homes went under contract. The average list price for these homes was $759,663, while the median price was $438,950. The list prices ranged from $159,900 to $8,900,000.
