Now is a good time to reflect upon the state of the Naples condominium real estate market. When was it strong and when was it weak? In order to answer these types of questions a graphic presentation has been prepared.

What do these number show us? The baseline (X-axis) is zero which represents a perfectly balanced market – the available condos are being purchased without a build up of active listings. When the trend line and numbers appear above the baseline, they represent a buyers’ market. While if the trend line and numbers appear below the X-axis it represents a seller’s market. In either case, the further the trend line or numbers from the X-axis the stronger the market for either a buyer or seller.
One can easily see how strong of a buyers’ market the condo market was in January 2006 and how it almost was balanced in July, but rose starting in August until November. In December it started to move to a more balanced market.
The numbers are derived from the various types of transactions through the real estate transaction cycle and are only indicators of market strength for buyers or sellers.
I hope to put together another graph covering the past 3 years, so that users of this information maybe able to see normal seasonal changes, so that a buyer or seller can obtain the best possible transaction for themselves.
