During the month of August 458 Naples condominiums were listed for sale. For the same month in 2007, 560 condominiums were listed for sale; this represents a decrease of 18.2 percent. The decrease from 2006 was 32.7 percent from the 680 new listings.

In July 2008 there were a total of 499 condominiums listed for sale.

The available for sale Naples condominiums have dropped from 5582 in February 2008 to 4675 at the end of August. This represents a reduction of 907 or 16.3 percent.

The number of months of inventory or the absorption rate is presently 29 months down from February’s 37 months.

A Friend in Need – Helping Other People

Yesterday, I was informed of a very close and dear friend, Charles Richey, had been hospitalized with Guillain-Barre Syndrome. This particular disease afflicts the nervous system and the inflicted individual looses the use of all their limbs and ability to swallow.

Charles has helped me with my website on many occasions and has always been there to just to talk or give me encouragement when things were rough for me. There are many real estate agents through the United States that have benefited from his assistance. In addition, Charles, is very active in the Las Vegas area with animal rescue organizations. Many times when we talk he will tell me about a new dog that he has staying with him until a home can be found.

Charles does not have any health insurance at this time and with the overall real estate market not as strong as it has been, he will be incurring substantial hospital, physician, and after inpatient care – if you have been hospitalized you may have some idea of what Charles will be facing in the future.

On the Internet, we meet many people and may not meet them in person. So when a call goes out to help another- the internet is a power vehicle to get the word out. I have been lucky to meet Charles and his wife Jacqui in person and have had dinner with them.

Collier County 2007 Assessed Values Available

Recently the Collier County Appraiser’s Office updated the web site to reflect the assessed values for the Naples area.

Naples property owners should be receiving shortly in the mail the Notice of Proposed Property Taxes for 2007.  This notice is commonly called the TRIM (Truth in Millage Notice).

The TRIM notice reflects some important information for property owners.

1) It compares your property’s value from 2006 to 2007, as well as what value will be used to calculate your annual real estate taxes.  Note the value is determined by properties sold prior to January 1, 2007, or in calendar year 2006.

2) The notice shows the amount of taxes due to the following entities:
– County
– Public Schools
– South Florida Water Management District
– Municipal Services Taxing Unit (MSTU)
– Independent Special Districts
– Voter Approved Debt Payments

3) Finally it shows your prior year’s (2006) property taxes, proposed taxes if the proposed budget change is made, and taxes if no budget change is made.

One last thing to remember about the TRIM notice is that it shows only ad-valorem items.  Nonad-valorem are not shown and could be such things as assessments for roads, drainage, garbage, fire, lighting, sewer or certain levies by county, city or any special district.  A common item is the Community Development District (CDD).
