The single family home real estate market for Naples is improving, but still a buyer’s market for January. Naples Real Estate - Homes

The most significant aspect is when looking at January 2007 

the activity level (new listings, pending sales, closed sales, and expired listings) showed that the buyers market is weaker than it was last year in January, yet much stronger than it was in 2004 and 2005, when it was a sellers market.

The most significant reason for the strengthening of the buyers market is twofold – 1)  many homes were taken off the market for during the month of December.  This is a cyclical aspect of the real estate market in Naples.  2)  many new listings came onto the market in January, however, this is a seasonal cyclical event.

New listings in January 2007 were less than in 2006.  The pending sales and closed sales were below 2006 levels.   The expired listings (those that failed to sell), were higher than 2006.

The current market conditions makes the Naples real estate market for single family homes a buyers market, but a weaker one than last year.  Buyers do have an opportunity to find some excellent values on the market.  Sellers still need to monitor when to list their properties if they do not have to sell and those selling need to watch pricing closely.
