The actual number of Estero homes for sale increased from August to September, with homes for sale increasing by 19 homes. The total available homes was 456 in August versus 476 at the end of September. However, due to the level of closed sales the months of inventory for Estero homes for sale has remained level at September from August’s 20 months. Since the beginning of February 2008 with 32 months of inventory, the months have dropped 12 months to its present level. The reader should review the graph as not only does it measure the months of inventory (adsorption rate) based upon a 12 month moving average, but reflects the 3, 6, and 9 month moving average.

The real estate market for Estero single family homes still remains a strong buyers market. A neutral market is generally around 6 months of inventory.

Estero Home Market Update for August

August Activity for Homes in Estero:

Listings:

During the month of August 73 Estero homes were listed for sale. For the same month in 2007, 59 homes were listed for sale; this represents an increase of 23.7 percent. The increase from 2006 was 17.7 percent from the 62 new listings. In July 2008 there were a total of 66 homes listed for sale and in June 66 homes.

The number of homes available for sale in Estero has dropped from 575 homes in February 2008 to 456 at the end of August. This represents a reduction of about 20.7 percent. In terms of the number of months of homes to sell it is presently at 20 months versus 32 months in February. [Read more...]

DEMOGRAPHICS

Florida cities continue to grow, but at a slower pace than in previous years, according to the U.S. Census Bureau. New Orleans netted the top growth spot, but its population is still about half what it was before Hurricane Katrina hit.

MY SAFE FLORIDA HOME

Reports of the death of the My Safe Florida Home inspection program have been greatly exaggerated. State officials announced last week that they expected to reach their goal last weekend and put the program on hiatus, but about 10,000 more inspection requests will now be accepted on a first-come, first-served basis.

FORECLOSURES

Florida homeowners facing foreclosure have access to a lawyer and free legal advice through a program offered by the Florida Bar and Florida Legal Services. An attorney will, at no charge, negotiate with a lender on behalf of a homeowner to help keep the home out of foreclosure.The Statewide effort called FLASH (Florida Attorneys Saving Homes) has launched a toll-free hot line (866-607-2187) and will take calls from 8 a.m. through 4 p.m. Monday through Friday.

VETERAN HOUSING

The U.S. House approved a homeless-veterans housing bill overwhelmingly Wednesday, even though the White House may veto it. The bill authorizes $200 million to be used for housing and services, 20,000 rental vouchers per year and $1 million for nonprofit groups to provide veterans’ services.

FORECLOSURES

Month-to-month, the number of U.S. households in some phase of foreclosure fell 3 percent in May, according to RealtyTrac. However, the number is up 53 percent compared to the same month in 2007. In Florida, some counties have been hit harder than others.

REAL ESTATE TAXES – Under a plan approved by the Florida Taxation and Budget Reform Commission Monday, voters will have a chance in November to approve an across-the-board property tax cut averaging 25 percent. The measure also includes a provision giving businesses, second homes and other properties that do not qualify for a homestead exemption a 5 percent cap on annual tax increases. The proposal does not include a mandatory services tax; business groups successfully argued to remove the services tax provision several weeks ago.

INTEREST RATES – The Federal Reserve is expected to lower interest rates by between one-half to a full percentage point when it meets today as part of its battle against the credit crisis and spreading economic weakness. According to Treasury Secretary Henry Paulson, the focus of policymakers "is reducing the spillover into the real economy from the turbulence and disruptions in our financial markets."

ECONOMY – The Federal Reserve meets today to consider another deep cut in the short-term lending rate that influences many consumer and business loans; however, concern is growing that even policymakers’ most aggressive efforts may not be enough to ease the global credit crunch.

FANNIE MAE, FREDDIE MAC – A deal could be in the works with Office of Federal Housing Enterprise Office, the federal regulator that oversees Fannie Mae and Freddie Mac, that would give the two government-sponsored enterprises more financial leeway. Though not yet finalized, the plan would allow Fannie Mae and Freddie Mac to reduce the cash cushion they’re required to maintain, thus freeing up money they would use to buy mortgages of struggling borrowers, who then could refinance into more affordable loans.

REAL ESTATE SETTLEMENT PRACTICES ACT (RESPA) – The public comment period for Housing and Urban Development’s (HUD) proposed RESPA reform ends May 13, though some mortgage trade groups insist more time is needed for review. According to HUD, borrowers would save an average $518 to $670 per transaction, or $6.5 billion to $8.4 billion per year overall, if the new rules are put into place.
